Attic Insulation Removal and Replacement - Old Batting, New Blown-In
This 1987 home off Hopkins Street had original fiberglass batting that had compressed, shifted, and collected fourteen years of dust and rodent evidence. We removed the old material, sealed every top plate and penetration with foam, then blew in GreenFiber cellulose to R-38. The blower-door test read 3,800 CFM50 before we started and 2,100 after - a 45% reduction in conditioned air loss. The homeowner got the photo record, the written scope, and the before-and-after numbers on paper before we packed up.
Crawl Space Encapsulation - Dirt Floor to Sealed Envelope
A ranch-style house near the San Marcos River had a crawl space that stayed damp year-round, with fiberglass batting falling from the joists and mold spotting the subfloor. We pulled the degraded material, installed a 12-mil reinforced vapor barrier with sealed seams and mechanical fastening, and ran a dehumidifier drain to daylight. The relative humidity dropped from 78% to 52% within 72 hours. We documented the moisture readings and the sealed barrier with photos at every stage.
Spray Foam Insulation - Open-Cell in a 1950s Pier-and-Beam
This house in the Blanco Gardens area had never had floor insulation. The hardwood floors were cold in January, and the gas bill ran high enough that the owner called us for a home energy audit first. We recommended open-cell spray foam at 3 inches in the joist bays, which gives roughly R-13 plus full air sealing. The install took one day. The blower-door number moved from 4,200 CFM50 to 2,600 - meaningful in a house with this much leakage through the floor. Radiant Barrier Installation - Unshaded Roof, 140°F Attic
A two-story home in the Willow Creek subdivision had a south-facing, unshaded roof and an attic that hit 142°F by 2 PM in August. The upstairs AC ran continuously and still couldn’t keep up. We installed a perforated radiant barrier to the underside of the rafters, which reflects radiant heat rather than absorbing it. The attic temperature dropped to 108°F at the same time of day, one week post-install. We measured both readings with the same infrared thermometer, documented the rafter spacing and staple pattern, and included the photos in the job record. This is not a replacement for insulation, but in a San Marcos summer, it changes how the attic behaves.
Attic Air Sealing Before Blown-In - The Haven Standard Sequence
We won’t blow insulation over an unsealed attic floor. This house in the Sagewood neighborhood is why. The previous contractor had added blown-in fiberglass over wide gaps at the top plates and unenclosed can lights. We pulled it back, sealed every penetration with expanding foam and rigid boxes where needed, then replaced the insulation with new blown-in at proper depth. The blower-door test dropped from 3,400 to 1,900 CFM50 - the air sealing did more than the insulation replacement. The homeowner got both numbers in writing, plus photos of every sealed location.
Insulation Removal After Rodent Activity - Cleaning, Sealing, Replacing
A home near the edge of Spring Lake Natural Area had attic insulation that rodents had used as nesting material for multiple seasons. The batting was compressed, stained, and tunneled through. We removed it, HEPA-vacuumed the decking, sanitized with an enzyme treatment, sealed every potential entry point with steel mesh and foam, then installed new blown-in cellulose. The photo record shows the entry locations before sealing, the mesh in place, and the finished depth markers.
